Booking and Payment:

Reservations made directly through the 13 Avenue St Louis website are subject to these terms.

A booking is confirmed once the required payment has been received and written confirmation has been issued. Any additional services, including during-stay housekeeping or private driver arrangements, are charged separately and must be arranged in advance.

Bookings made through Airbnb, Booking.com, or another authorised booking platform are governed by that platform’s payment, cancellation, refund, and guest policies. Where a reservation is made through a platform, that platform’s terms and conditions take precedence.

Check-In and Check-Out:

Check-in is from 15:00.
Check-out is by 10:00.
Early check-in and late check-out are subject to availability and may incur an additional charge.
Guests are asked to provide their estimated arrival time in advance.

Cancellation Policy:

For direct bookings, the cancellation policy stated in the booking confirmation will apply.

Unless otherwise specified:

Cancellations made 30 days or more before arrival receive a full refund.
Cancellations made between 14 and 29 days before arrival receive a 50% refund.
Cancellations made less than 14 days before arrival are non-refundable.

Bookings made through a third-party platform are subject to that platform’s cancellation policy.

House Rules:

Smoking is not permitted inside the house.
Parties, events, and large gatherings are not permitted.
Guests are asked to respect the residential character of Fresnaye and keep noise to a minimum, particularly between 22:00 and 08:00.
The maximum occupancy is six guests.
Up to three small pets weighing 10 kg or less are welcome free of charge. Additional charges may apply for larger pets, and guests must notify us in advance.

Guest Responsibilities:

Guests are expected to treat the house, its furnishings, and its facilities with care.

Guests must:

Report any damage or maintenance issue as soon as possible.
Use appliances, the pool, jacuzzi, and other facilities responsibly.
Keep the house reasonably clean and orderly.
Ensure that the number of occupants does not exceed the number stated in the booking confirmation.
Follow any safety instructions provided during the stay.

Guests may be responsible for reasonable repair or replacement costs resulting from damage caused during their stay.

Safety and Security:

Guests should lock all doors and windows when leaving the property and must not share keys, access codes, or other security information with unauthorised people.

The property includes standard safety equipment, including smoke and carbon monoxide alarms, a fire extinguisher, and a first-aid kit. There are no exterior security cameras on the property.

Guests remain responsible for their personal belongings during their stay.

Facilities and Services:

The house includes Wi-Fi, air conditioning, heating, a private outdoor pool, a private jacuzzi, and garage parking for up to two cars.

Additional housekeeping during a stay is available on request and charged separately. Long-term stays may be available; please enquire for further information.

Pool and jacuzzi water temperatures vary according to the season, weather, and date of reservation.

Changes and Termination:

13 Avenue St Louis reserves the right to take appropriate action, including ending a stay, where guests seriously breach these terms, cause damage, create a safety risk, or disturb neighbours. Any such action remains subject to applicable law and, where relevant, the rules of the booking platform.

By confirming a direct booking, guests agree to these terms and conditions.
